Walk the streets between Hornsby station and the national park edges and the houses tell you their decade before you knock. Red and cream brick from the fifties. Weatherboard cottages with fibro additions on the back. Seventies split-levels stepping down the slope with the garage underneath and the bathroom on the half-landing.
Many of those houses have had a kitchen done, often more than once. The bathroom tends to be the room that got skipped. It still has the pastel wall tiles, the cast-iron bath boxed in with a tiled hob, a shower over the bath with a curtain rail, and a small window that fogs over every morning.
It is also usually the room with the least forgiving construction. Before membranes became standard practice, wet-area floors were tiles laid on a thick sand-and-cement bed, and walls were either rendered brick or fibro sheet. Water that got past the grout went into the frame, the joists or the brickwork below, quietly, for decades.
That is why an older-home renovation here is really two jobs. One is taking out what the fifties and sixties put in, safely and without surprises. The other is building a room that copes with a wet, shaded, bush-edge climate for the next thirty years.

All of that goes into a written, itemised price. The point is to have the likely surprises named on paper before the start date, not raised as variations once the old tiles are in the skip.
Suburbs like Asquith, Berowra and the bush-facing streets of Pennant Hills and Normanhurst are beautiful precisely because the trees come right up to the house. The same canopy means the bathroom window may not see direct sun for most of the year.
A room like that stays wet. Mould returns to the ceiling a fortnight after it is cleaned, and painted surfaces peel at the cornice. The fix is not a stronger cleaning product. It is a correctly sized exhaust fan ducted to the outside, a ceiling paint rated for wet areas, a run-on timer so the fan keeps going after the shower stops, and tile and grout choices that do not hold moisture.

Freestanding older homes are where most of the work is. Main bathrooms in these houses were built for a family of five sharing one room, and many owners now want a walk-in shower, better storage and a second toilet somewhere nearby. Split-levels from the late sixties and seventies often put the bathroom over the garage or on a half-floor. Access for plumbing is sometimes easier than people expect, because the drainage can run through the garage ceiling. Sometimes it is harder, because the slab is suspended.
Units near Hornsby and Waitara stations range from brick walk-ups to much newer towers. As a 2026 guide, a main bathroom in an older Hornsby Shire house usually lands between $26,000 and $42,000, an ensuite between $18,000 and $30,000 and a unit bathroom between $17,000 and $28,000. Asbestos removal, a rotten floor or a hard-to-reach block add to those figures.
If the house or the bathroom was built before about 1990, assume it might. Fibro wall linings, eave sheets near the window and old floor underlays are the usual places. A sample is tested before strip-out, and any removal goes to a licensed asbestos removalist.
